 Buyers Agency:
 In order for me to represent you as my client we are required to enter into an Exclusive
 Buyers Agency agreement.  According to Georgia Real Estate Law...without this
 agreement my loyalty will be with the seller and you will be my customer rather than
 my client. What does this mean to you as a buyer?  I may be prohibited from disclosing
 certain information about the property or the area that the seller may not want exposed. 
 In the past Georgia Real Estate Agents only worked for the sellers, and the buyers had very
 little or no representation at all.  Exclusive Buyer Agency was created in 2001 so that
 the buyers would have the same level of representation as the sellers.

 Transactional Agent:
 I will be more than happy to work with you in finding your property as a Transactional Agent.  This relationship happens quite
 frequently in Georgia. You receive the same level of services related to finding and securing your property minus the Exclusive Buyers 

 Agency Agreement obligations. If you've purchased property between 2001 and now.. mostly likely this is the type of relationship you 
 had with your realtor if no Exclusive Buyers Agency Agreement was signed.

 1)   We will set up a special area on our website for you to view only the property (s) that meets your criteria. The property (s) will be 
 chosen using the detailed information you provided on the Custom Buyers Form.  We will post the actual MLS Listings for you to select
 the homes that you want to visit.

 2)   Once you select the property (s) you are interested in contact Stan so he can do the research prior to visiting the property (s). The 
 research may include researching the history of the property and area or doing research on a particular builder in a new subdivision. 
 Detailed directions to the property (s) will be provided in the MLS listing if you choose to visit the neighborhood and drive by the property
 before scheduling your appointment with Stan.  The properties that are featured on our site includes our personal inventory along with
 other Georgia Real Estate Company's available MLS property listings.
